GID Investment Advisers, LLC is part of The General Investment & Development Companies; a vertically integrated real estate company, which currently owns in excess of 25,000 residential units in 93 multifamily properties and approximately 5.1 million square feet of commercial properties (collectively known as “GID”).
Opportunity
We are looking for a Portfolio Management Analyst who would be responsible for assisting the Vice President - Portfolio Management and the Portfolio Management Team.
RESPONSIBILITIES
1. Participate in the preparation of the quarterly reports and other periodic reporting requirements of a co-investment partnership. Help prepare the Annual Investment Plan. Assist in the partnership compliance requirements of the co-investment partnership agreement.
2. Assist in developing acquisition strategies and hold/sell analyses for a co-investment property separate account partnership investing in multifamily through out the United States with various institutional partners; including CalPERS, CalSTRS and OPERF.
3. Assist the creation of market research reports utilized in the hold/sell process and department reporting requirements.
4. Actively participate in the real estate tax budget and appeal processes.
5. Participate in the periodic internal valuations and review of third-party external valuations of multifamily properties owned by the co-investment partnerships.
6. Help prepare various periodic reports and analyses to the GID’s Executive Committee and Ownership as well as its major institutional investment partners. In cooperation with the Vice President - Portfolio Management prepare detailed computer models, which detail current positions and forecast the performance of individual real estate assets and portfolios.
7. Assist in the oversight and monitoring of the performance of a diverse multifamily portfolio including the investigation and analysis of portfolio and property specific value-added strategies and opportunities; including but not limited to renovation and repositioning programs and real estate tax analysis and abatement appeals.
8. Participate in the asset management for various multifamily properties; assisting property management in specific property-related issues; such as, commercial leasing, if any, compliance issues for affordable housing units, etc.
9. Generally participate in various analytical projects required in the Portfolio and Asset Management Department.
LANGUAGE SKILLS
Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present analytical information in a clear and presentable format and respond to questions from groups of managers, and clients. Ability to read and interpret partnership agreements, contracts, loan documents (debt covenants), general business periodicals, professional journals, technical procedures, or governmental regulations.
This position requires solid communications skills given the position’s interaction with nearly every group within GID as well as institutional joint venture partners.
MATHEMATICAL SKILLS
Ability to perform common financial calculations including IRR, NPV etc.. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
COMPENSATION
Base salary with incentive bonus based on individual performance and overall Portfolio and Asset Management Department and GID corporate performance and commensurate with experience.
REPORTING RELATIONSHIPS
The Analyst will report directly to the Vice President - Portfolio Management and there would also be a close working relationship the Senior Vice President of Portfolio Management and other team members in the Portfolio Management and Asset Management Group. Also, there will be interaction with the President, CEO and Head of Multi-family Acquisitions along with various Acquisition Vice Presidents and Analysts. In addition, the Analyst would interact with Property Management, Accounting, Treasury and the Legal Department.
QUALIFICATIONS, SKILLS AND EXPERIENCE
B.A. degree in Real Estate or Finance, Mathematics or Accounting.
Preferred 2-5 years of prior business experience in financial modeling for a financial institution, accounting firm, real estate appraisal firm, commercial mortgage banking firm or real estate firm. Prior experience in real estate financial and valuation concepts and asset management preferred.
Fluency in and ability to create and maintain excel models and reports is essential.
Proficiency in Excel, Microsoft Word, PowerPoint and Argus required.
